Core aeration combined with overseeding is one of the best things you can do for your lawn. It promotes deeper root growth and fills in thin or bare areas.

Core aeration removes small plugs of soil, allowing air, water, and nutrients to reach the root zone. Combined with premium overseeding, this service transforms thin, struggling lawns.
Sarpy County sits on heavy clay soil, and clay compacts — from foot traffic, mowers, kids, dogs, and simply time. Compacted clay sheds water instead of absorbing it and leaves roots fighting for air. Core aeration pulls thousands of small soil plugs, opening channels for water, air, and nutrients to reach the root zone. The plugs stay on the surface and break down within a couple of weeks, returning their nutrients to the lawn.
Aeration is also the single best setup for overseeding. Grass seed that lands in an open aeration hole gets soil contact, moisture, and protection — germination rates are dramatically better than seed scattered on hard ground. We overseed with quality cool-season blends suited to this area, chosen for your lawn's sun and shade mix.
For the bluegrass and fescue lawns around here, early fall — September into early October — is the ideal window: warm soil for fast germination, cooler air, fewer weeds to compete with, and a full fall root-building season before winter. Spring is the solid second choice. Afterward, the job is mostly watering: keep the top layer consistently moist for two to three weeks and mow as normal once the new grass reaches height.
Serving Bellevue, Papillion, La Vista and the greater Sarpy County area since 2014.
Early fall (September to early October) is best for the cool-season lawns common in Bellevue — new seed germinates fast in warm soil and roots in before winter. Spring is a good alternative if fall was missed.
Water lightly and consistently — keep the seedbed moist for two to three weeks. Leave the soil plugs to break down naturally, hold off on pre-emergent weed products (they stop grass seed too), and mow normally once the new grass is up.
On our clay soils, once a year is worth it for most lawns — especially those with heavy use or visible thinning. A thick, healthy lawn on lighter soil can stretch to every other year.
